Rock Springs is amply named. There are plenty of rocks in Edwards County! Many of the ranches in the region have been degraded due to overgrazing, especially during drought conditions. With a thin top-soil, this will cause choice grasses and woody plants to disappear. On this property however, very light rotational grazing has resulted in good native grass cover with quality species such as little blue stem. Wildlife cover and browse plants are in good shape as well. Although there is some cedar on the tract, it is not a monoculture. Live oak, persimmon, mountain laurel, bernardia and algarita are present in good numbers along with good deer browse plants such as cat claw acacia and shin oak.

The property fronts on US Highway 377 and has a more or less rectangular shape. The ranch is basically a valley or basin, with high ground along two sides. This terrain feature allows for pretty views.

The current owner initially had a camper that served his purposes, but eventually, he wanted more space so he built a log cabin attached to the camper. The cabin has a kitchen/main room with a bathroom and two bedrooms down stairs.  Upstairs, there is a loft with bunk beds. There is electricity to the cabin, plus phone service and a well that produces excellent water quality. The house has a 1,000 gallon septic tank. In addition, there are six hunting blinds and corn feeders that convey. There is also a covered skinning shed and a concrete slab with outdoor chimney for evenings by a campfire. All furnishings except for a few personal items are included with the sale.

Very good numbers of whitetail deer and turkey are present along with a few axis deer. There was an axis fawn about 2 weeks old hiding in the shade about 100′ from the house when I previewed the tract.

Summary: This ranch has good habitat for the region, which results in good wildlife populations. It has paved frontage so access is not a problem.
